Jonesboro, Arkansas – A long-empty stretch of land in North Jonesboro may finally see new life after the Metropolitan Area Planning Commission advanced a proposal for a gated senior living community. The move marks a major step toward transforming a property that has remained untouched for more than two decades.
The site, located on Warren Street just south of Jonathan Drive, is currently zoned R-1, but officials reviewed a request to change that designation to P-D-R, a Limited Use Overlay. The rezoning would allow G-Enterprises LLC, the property owner, to move forward with its plans to develop a dedicated residential community for seniors.
According to project documents, the plan calls for a total of 30 buildings on the property. Twenty-nine of those structures would serve as individual residences, while one would act as a community building for shared gatherings and activities. In addition to the housing units, the design includes five pavilions spread throughout the grounds to provide outdoor space for residents.
The land, which has sat vacant for over 20 years, has been a topic of conversation in previous planning discussions, but this is the first time a formal proposal has gained traction. During Tuesday night’s meeting, the commission gave the development a favorable recommendation, signaling their support for moving the project to the next stage of approval.
For the plan to continue forward, the landowners must now submit the required paperwork to the City Council. Officials noted that the documents need to be filed by Thursday in order for the project to be added to the agenda for the council’s next meeting. If approved, the rezoning would clear the way for construction and bring a new senior-focused residential option to the growing area.

City leaders say the development could fill a much-needed demand for senior housing as Jonesboro expands. With more interest in age-restricted communities and a rising senior population, projects like this one are becoming increasingly significant in local planning efforts.
